Maximum EICR intervals by property type

These are the recommended maxima from IET Guidance Note 3. The inspector may set a shorter interval if the installation is old, heavily used or in poor condition – and for rented homes, that shorter interval becomes legally binding.
When you need an EICR sooner
- When buying or selling a property, especially an older home.
- Before letting a property for the first time.
- After a flood, fire or significant water leak.
- When you notice burning smells, scorch marks, frequent tripping or flickering lights.
- Before major alterations, such as an extension, kitchen refit or EV charger installation.
- When the previous report recommends a shorter interval.

How long is an EICR valid for?
For rented homes in England an EICR is valid for up to 5 years, or the shorter period stated on the report. For owner-occupied homes 10 years is recommended. Commercial premises are typically 5 years, and industrial premises 3 years.
Do I need an EICR when I change tenants?
Not if the current report is still within date. You must give the new tenant a copy before they move in.
Does a homeowner legally need an EICR?
No. EICRs are not legally required for owner-occupiers, but they are recommended every 10 years and when buying an older home.
