What does an EICR check?
- The condition and suitability of the consumer unit and protective devices (MCBs, RCDs, RCBOs).
- Earthing and main protective bonding to gas, water and other services.
- Every circuit: continuity, insulation resistance, polarity, earth fault loop impedance and RCD operation.
- A representative sample of sockets, switches, light fittings and accessories.
- Special locations such as bathrooms, outdoor supplies and outbuildings.
- Signs of overheating, damage, wear and unsafe DIY work.

Your EICR preparation checklist
- Clear access to the consumer unit, meter cupboard, loft hatch and under-stairs areas.
- Tell tenants or occupants in writing that the power will be off at times.
- Shut down computers, and note any medical, aquarium or refrigeration equipment that needs planning.
- Make every room accessible, including locked bedrooms in HMOs.
- Have previous reports and certificates ready – EICRs, Electrical Installation Certificates and Minor Works Certificates.
- Note any known issues – tripping circuits, flickering lights, burning smells.
- Arrange parking or concierge access, especially in central London.
After the inspection
You receive a digital EICR showing the overall result, every observation and the date of the next inspection. If the report is unsatisfactory, we provide an itemised remedial quote. Landlords should forward the report to tenants within 28 days.

Do I need to be present for an EICR?
Not necessarily. Many landlords arrange access via tenants, agents or a key safe. Someone should be available by phone to authorise any urgent make-safe work.
Will the power be off for the whole EICR?
No. Power is switched off for parts of the testing, typically in short periods, and restored as soon as possible.
